Short answer
A standard PEB package normally covers the engineered steel frame, roof and wall sheeting, fasteners, basic flashing and the design and drawings for those parts. Foundations, flooring, brickwork, insulation, large openings, crane provisions, utilities and statutory approvals are frequently left outside. Always read the exclusions list line by line, because the gaps decide your real cost.
A supplier usually prices what it designs, fabricates and ships: primary frames, secondary members such as purlins and girts, bracing, sheets, standard accessories and anchor bolts. Erection may be inside the quote or sold separately, and that single line can change the comparison between offers.
Everything that depends on your site tends to be yours to arrange. That normally means the civil work, the floor slab, boundary and plinth masonry, drainage, and connections to power and water.

Ask whether ridge ventilators, skylight sheets, gutters, downpipes, rolling shutters and personnel doors are counted. These are small lines individually, yet a bid that omits them can look cheaper than it really is.
Request a written exclusions page
Ask each supplier to list what the price does not cover, in plain words, and to state who supplies the lifting equipment and site power during erection.
When quotes arrive, build one sheet with the same rows for every supplier and mark each item as included, excluded or optional. A gap in one column is a cost you will pay elsewhere.
