Short answer
Collect the as-built drawings, structural design basis, material test certificates, bolt and coating records, inspection and test reports, erection completion records, warranty terms and an operation and maintenance guide. Do not release the final payment until the agreed set is in your hands, and keep it organised for lenders, insurers and future modifications.
The handover pack is the permanent record of what was built. When you later want to extend the shed, claim under a warranty, answer an insurer or show a lender the asset, these papers are what everyone asks for.
Agree the list at the start of the contract, so the supplier knows from day one what must be produced. Leaving it for the last week usually means missing items and arguments.
A pack that paid for itself
An owner wanted to add a mezzanine two years after handover. Because the design basis and as-built drawings were on file, the engineer could assess the frame quickly. Without them, a costly investigation would have been needed first.
Walk the building against the drawings, review the pack for gaps, and record any pending items in a short written list with dates. Tie the final instalment to completion of that list.
